This is a real western ranch in a great western Sierra Mountain setting surrounded by thousands of acres of Sequoia National
Forest yet only six miles from the shopping center in Lake Isabella. The ranch is also just north of the historic gold mining
town known as Havilah, Ca. Havilah, in its hay day, was the first county seat of Kern County and quite a rip-roaring town. The

stone and mud small settlers house, sits in a beautiful valley at 3000 foot elevation where Clear Creek and Cedar Creek meet and
flow thru the ranch. The ranch flows up from the valley thru meadows, trees and hills to over 4000 foot offering a very
stunning, unique and diverse setting. You can follow the Clear Creek Pack Trail from the ranch thru the national forest to 8000
feet and above. The whole area with Lake Isabella, the Kern River and millions of acres of National Forest is a fishing,
hunting, hiking, horse-mans paradise. It just does not get any better then this and you can be back in L. A. in two and one half
hours.
The ranch is in 4 legal parcels and is now a working cattle ranch with additional 7,200 acres, contiguous BLM and Forest service
land under lease. There is room for an airstrip on the ranch but you have the Kern Valley Airport with-in thirty minutes next to
the lake.
Entitlements are underway for a 20 acre subdivision. Various required studies are completed with engineers and consultants in
place to finish project. Kern County is recpetive to this subdivision in this area.
This would make one of the best guest or dude ranch operations in the west. There are also three old gold mines on the ranch dug into the mountain, which offer some interesting lure.
